PRICE LIST POST FORECLOSURE

(these fees do not include any fees from outside agencies such as property management companies, landscapers, etc.)

Absolute pays all fees upfront and then is reimbursed when the Association is collecting rents or the account is paid off.  If the HOA is collecting rents, it is a 50/50 split until Absolute’s fees are paid in full and then the Association will get all but the 5% of rents collected each month and any additional vendor invoices.

Deed Recordation $ 75.00
Recording the Deed in the HOA’s name – this does not include the property tax
Acting as Agent (monthly) 5% of rent

Includes full scope of work from collection delinquent assessments, to working with vendors, property management, etc., and any notifications and mailings that need to be done.  This fee is not charged until there is a renter in place.

Rental Contract $100.00
The drawing up and maintenance of the contract with current tenant.
AB140-Notice of Change of Ownership/Collection Of Rents to Holdover Tenant $250.00
This is a notice that satisfies the AB140 Requirement that if a residential foreclosure property has a holdover tenant or subtenant in occupation of the premises then the new owner must provide them notice indicating the change of ownership and its rights to collect rent under the lease agreement with the previous owner. This is the beginning of the process to get the rents to come to the Association vs. the prior owner.
Deposit Fees/Clean Up Fees $300.00
Absolute fronts the fees to get the property occupant ready; there are certain things that need to be done before a person can move in. We orchestrate the clean up and this is our fee for doing so – there will be no ‘upcharge’ on vendor invoices for actual clean up.
Vacancy Verification $100.00
If the unit is vacant or thought to be, we send an agent out to verify that the lockbox is on the utilities and furnishings are not inside. In this case, an eviction does not have to be done and this saves the Association quite a bit of money. We immediately change the locks and get it ready for occupancy. Should the 1st mortgage company have any information on the door (ie agent information or NOS, we follow up with them)
Consulting Fee $300.00
This is a one-time fee charged after the Notification of Foreclosure should the account not be remedied. This fee is for preparing the documentation and communication to move forward with eviction and leasing the property.
Attorney Related Fees
File Review Fee $500.00

Contested $1000-$1500+

This includes engaging a process server to post and send the appropriate notice to the owner/tenant (appx $55), drafting the appropriate legal documents and filing them (appx $50), attending the hearing (if any); and the costs of a Constable (appx $42) and locksmith.  Absolute charges $100 on top of the attorney fees for gathering documentation and communicating with the attorney firm regarding all evictions.
